Nicholsons can also provide the following stand alone letting services at additional cost as required:

Gold Service

Nicholsons provides within this service a full property management service to owners and includes the following:

  1. Advising as to the likely rental income.
  2. Advertising and generally marketing the Property.
  3. Interviewing prospective tenants and taking up full references and where necessary and additional security by means of a guarantor.
  4. Preparing the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts, and renewing the Agreement where necessary at the end of the Term as requested by the Landlord.
  5. Liaising with a Landlord's mortgagees where necessary with regard to references and Tenancy Agreement.
  6. Taking a deposit from the tenant to be held by the Agent for the Landlord until the end of the tenancy when the Property and contents have been checked for unfair wear and tear. If the let only service is requested the deposit will be forwarded to the Landlord.
  7. To carrying out a ‘check-in’ procedure at the start of the tenancy.
  8. Arranging for energy performance and gas safety certificate if required the cost to be met by the landlord.
  9. Collecting the rent monthly and paying over to our Landlord monthly less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
  10. Regular inspections of the Property are carried out on a periodic basis. Responsibility for and management of empty/unoccupied property is not included, and will only be carried out by special arrangement.
  11. Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary and settling accounts from rents received.
  12. Making payments on behalf of the Landlord from rents received for costs in managing the property.
  13. Carrying out a property inspection and inventory/schedule of condition check at the end of the tenancy and dealing with matters relating to unfair wear and tear before releasing the tenant's deposit.
  14. We offer to manage a rent guarantee service at insurers quoted premium cost to you on a 6 or 12 month service.
Silver Service

As the Gold Service above, but excluding the Rent Guarantee

Bronze Let Only Service

We can offer this service to landlords who do not wish us to undertake full management service but would prefer us only to market the property, reference the prospective tenants, draw up tenancy agreements and pass on the initial one month’s rent and bond. This includes all services 1-8 as above.
