Fully Managed Service
Nicholsons provides a full property management service to owners and includes the following:
  1. Advising as to the likely rental income
  2. Interviewing prospective tenants and taking up full references and where necessary, additional security by means of a guarantor. Please note that Nicholsons Lettings & Management Ltd. do not take up the references but employ the services of a professional credit referencing company to carry this out on their behalf.
  3. Preparing the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts.
  4. Liaising with a Landlord's mortgagees where necessary with regard to references and Tenancy Agreement. If a copy of the tenancy agreement is required by the mortgage company a £10.00 charge will be made.
  5. Taking a deposit from the tenant to be held by the Agent for the Landlord until the end of the tenancy when the Property and contents have been checked for unfair wear and tear. If the let only service is required the deposit will be forwarded to the Landlord on request.
  6. To carrying out a 'Check-in' procedure at the start of the Tenancy using our standard Schedule of Condition report. PLEASE NOTE: A detailed inventory is strongly recommended in order to be able to advantageously represent your interest in the event of a tenancy deposit dispute. This may be provided by the Landlord, or ourselves as a one off charge. (Please see page 2 for further details of charges).
  7. Collecting the rent monthly and paying over to our Landlord monthly, less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer where possible and a detailed rent statement will be forwarded to the Landlord.
  8. Regular inspections of the Property are carried out on a periodic basis. Responsibility for and management of empty/unoccupied property is not included, and will only be carried out by special arrangement.
  9. Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary and settling accounts from rents received.
  10. Making payments on behalf of the Landlord from rents received for costs in managing the property.
  11. Carrying out a property inspection and inventory/schedule of condition check at the end of the tenancy. The handling of a bond dispute can be provided if required as an additional charge (see page 2 for details)
Let Only Service
We can offer this service to landlords who do not wish us to undertake full management service but would prefer us only to market the property, reference the prospective tenants, draw up tenancy agreements and pass on the initial one month’s rent and bond. This includes all services 1-6 as above

  • Drawing up tenancy agreements only
  • Service of fixed term tenancy agreement renewals
  • Inventories & health & safety records for unfurnished, part or fully furnished properties
  • Negotiating rent increases

  • Issuing Notice Seeking Possession
