Landlords

How soon will my property be let?
Difficult to say but we will do our best to secure a good tenant as soon as possible. We would not put a tenant into a property unless they have been fully vetted.
How do you vet prospective tenants?
We use a professional referencing company who use a low, medium & high risk scoring method. If necessary we would obtain a guarantor who would also be vetted.
How soon will I get my rent?
Approximately 7 working days after we receive it from the tenant.
How will the rent be paid?
By auto banking or cheque
What happens if my tenant does not pay the rent?
We send initial reminders then a threat of County Court Action and if 2 months arrears accrue a notice is issued giving 2 weeks notification of court action for possession.

How soon can I view a property?
As soon as you have registered your details with us and we have an available appointment
What will I have to pay?
If you wish to apply to rent a property a referencing charge of £48.00 (inc vat) per person will be due if accepted than an administration fee equal to 1 weeks rent + vat will be payable when a date has been set for moving in. One months rent & a bond which is usually equal to 1 months rent is payable on or before the moving in date.
How soon can I move in?
Referencing process usually takes up to 1 week. The relevant paperwork then needs to be drawn up and a date arranged usually within 2 weeks depending on the availability of the property and appointments.
How will I be referenced?
We use a professional referencing company. You will need to provide proof of income, proof of identification, proof of address and complete an initial referencing form. All documents are stored securely in line with data protection act.
