In You will be kept informed from the initial enquiry through to your move in and be guided through the legal process by our dedicated professional lettings team, who take pride in providing a caring service to all our clients. Once we have found the home for you we will guide you through the step by step process leading up to you receiving your keys.

Referencing & Guarantors

If you are over the age of 18 you will be required to complete an application form. To ensure a quick response please ensure that you complete all application sections on the form. You may require a guarantor(s) for example if your income does not meet the required figure. Each guarantor would be required to complete an application form and be referenced. They will also be asked to sign a guarantor agreement before the tenancy can commence.

Referencing Fees

Referencing including identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to access affordability. This charge is non-refundable should the tenant subsequently decide not to proceed with the tenancy.

  • TENANT/GUARANTOR REFERENCING FEE : Per person aged 18 or over £48.00 (inc vat)
  • COMPANY LET REFRENCING FEE £72.00 (inc vat)

Assured Shorthold Tenancy Agreement

Preparing the assured shorthold Tenancy Agreement and prescribed information. Payable on confirmation of references being accepted. This charge is non-refundable should the tenant subsequently decide not to proceed with the tenancy.


  • First Person £120.00 (inc vat)
  • Each Additional Tenant £50.00 (inc vat)

Guarantor Agreement

Preparing a guarantor agreement in addition to the tenancy agreement

  • GUARANTOR FEE: per guarantor (if required) £36.00 (inc vat)


To cover the risk of property damage. This will be protected in a government authorised scheme and will be returned at the end of the tenancy, assuming no damage

  • DEPOSIT: Returnable security Deposit Usually one Month’s Rent PLUS £100.00
  • ADDITIONAL PET DEPOSIT: (Where permitted) a further £100.00 unless otherwise instructed by the landlord

Contract negotiation, amending terms and updating/renewing your tenancy agreement

  • AMENDMENT/RENEWAL FEE: (Tenants Share) £36.00 (inc vat)
