Letting properties are marketed extensively through websites, portals and in-house marketing. We always have registered clients waiting for property but any tenant must reach minimum standards in respect of affordability/income for us to recommend a tenancy.

Fully Managed Service

From 10% plus VAT (12% inclusive) of the monthly rental new tenancy setup fee £250 inclusive of VAT.

Nicholsons provide a full property management service to owners which includes the following

  1. Advising as to the likely rental income and letting requirements to meet legal needs.
  2. Interviewing prospective tenants and taking up references and where necessary, additional security by means of a guarantor. Please note that Nicholson’s lettings and management Ltd does not take up the references but employ the services of a professional tenancy credit referencing company to carry out financial background checks and right to rent procedures as appropriate.
  3. Preparing the tenancy agreement necessary for the landlord to gain protection of the relevant rent and housing acts.
  4. Liaising with a landlord’s mortgagees where necessary with regard to reference and tenancy agreement. If a copy of the tenancy agreement is required by the mortgage company a £12 inclusive of VAT charge will be made.
  5. Taking deposits from the tenant normally one months rent plus £100 to be held In the case of management at no cost by the agent on behalf of the landlord through our government sponsored rent protection scheme until the end of the tenancy when the property and contents have been checked for fair wear and tear. In the case of a let only registration in our scheme is at a cost of £36 inclusive of VAT. Please note that bonds have to be statutorily protected and remain the tenant’s property subject to reasonable wear and tear agreement for damages on vacation.
  6. To carrying out a check in procedure at the start of the tenancy using a standard schedule of condition report. Please note: a detailed Inventory is strongly recommended in order to be able to advantageously represent your interest in the event of a formal tenancy deposit dispute, this may be provided by the landlord himself or through our inventory service at additional cost.
  7. Collecting the rent on a monthly basis and accounting to the client Less any costs or charges. payments are made by direct bank transfer where possible and a detailed rent statement forwarded to the landlord.
  8. Formal inspections of the property are carried out on a six monthly basis subject to an appointment with the tenants. Responsibility for and management of empty/unoccupied property is not included but an inspection routine can be provided by further arrangement at a cost to be agreed.
  9. Coordination of repair and maintenance contractors including estimates as appropriate.
  10. Making payments on behalf of the landlord from rents received for costs in managing the property. Please note bills outside the rental balance held on the due date of payme will require the landlord to place us in funds or to make payment directly.
  11. Carrying out a closing property inspection and check of condition at the end of the tenancy. Any disrepair has to reflect fair wear and tear and a compromise settlement is recommended as any formal dispute is a procedure dictated by the guarantor body and would incur further charges.
Let Only Service

A one-off cost of £395 plus VAT (£474 inclusive).

We offer this service to landlords who do not wish us to undertake a full management service requiring us only to market the property, reference prospective tenants, draw up a tenancy agreement and pass on the balance less costs of the initial one months rent. Please note we cannot complete a tenancy agreement without bond registration in the landlords chosen scheme. Our scheme cost is £36 inclusive of VAT to register.

Additional Charges

Tenancy renewal/amendment requiring new documentation £60 inclusive of VAT

Inventory services both furnished and unfurnished from £60 inclusive of VAT for a one bedroomed unfurnished unit. Please enquire for a quote for your property size.

Services to non-managed clients in respect of legal documentation/repairs/renewals/debt collection would be charged at £60 inclusive of VAT per event. Please enquire for a formal quote.
